Modrého Apartment Complex

This complex is located in one of Prague’s former industrial zones, which has slowly been transforming into a new residential neighbourhood. The project’s design meets client demand for 180 apartment units. The site spans two different urban regulation zones and has various spatial limitations set by the local council, presenting the project with numerous challenges. The final design incorporates high quality and affordable housing while still preserving the existing character of the neighbourhood and balancing urban development with the nearby park-like surroundings.

Seven separate buildings were erected to form a confident and distinct position in the urban space. Open to the neighbourhood, the buildings do not set themselves apart like city blocks and allow the surrounding parkland to flow through. The buildings are thoughtfully positioned to take advantage of views while enclosing semi-private streets with highly appreciated community spaces, such as playgrounds and garden seating areas.

The five and six-storey buildings were erected in the same architectural language to preserve the calm unity of the new housing complex. All of the buildings were designed with passive energy efficiency standards in mind to reduce their ecological footprint, construction and maintenance costs.

A total of 181 apartments are available, ranging from 1.5 to 4.5 room accommodations.
